SAP Assessment

Energy calculations that belong in the project plan.

For a dwelling project, the required energy calculations depend on the work and its stage. Share your drawings and building-control requirements so the team can quote for the right SAP assessment and reports.

Check the important details first

What changes the price?

The dwelling count, project stage, drawings and required reports determine the fee. Ask whether design, completion and revisions are included.

Is SAP the same as an existing-home EPC visit?

SAP calculations support the relevant dwelling design or construction project. Share the project requirements and stage; do not assume a standard existing-home appointment produces those reports.

Working to a deadline?

If the report is needed for a sale or tenancy deadline, explain that date at the start. The visit, evidence review and certificate or report timing need confirmation.

Official guidance: check the relevant requirements. Reviewed 8 November 2026.

01

What is your project being asked to provide?

Start with the request from building control or your project adviser. Tell the team whether the work is a new dwelling, conversion or another type of project, how many dwellings are involved and where the project is located. The applicable calculation route needs confirmation.

02

Bring the drawings and specifications.

Plans, elevations, dimensions and construction details help describe the proposed building. Heating, hot water, glazing and insulation information can affect the calculation. Share the current versions and highlight anything that has not yet been decided.

03

Design and completion are different stages.

A design assessment uses the proposed specification. Completion-stage work needs information about what was actually built and any required supporting evidence. Confirm which stage and outputs are included in the quotation; do not assume one submission covers the entire project.

04

Changes need to reach the assessor.

If the layout, fabric or services change, send the updated information. Revisions can affect the calculation and may change the agreed work. Keeping the assessor and project team working from the same specification helps avoid an unnecessary mismatch later.

05

What is included in the price?

SAP work is quoted for the project and agreed deliverables. Provide the dwelling count, drawings, stage, deadline and requested reports. Other studies, testing, design changes and unlisted compliance services should be agreed separately where needed.

06

Agree the submission before relying on it.

Check the report requirements with the intended recipient and project team. Energy calculations do not replace every other building-regulation requirement or guarantee approval. Make sure the accepted quotation identifies the documents needed at the relevant stage.

YOUR QUESTIONS, ANSWERED

About SAP Assessment.

Guidance reviewed 7 November 2026. Read the official guidance.

Does SAP mean the same thing as an EPC?

SAP is the calculation method; the accepted brief may include reports and an EPC at the appropriate stage. Confirm the listed deliverables.

Can you assess several plots?

Provide the plot schedule, designs, variations and stages. The team needs to scope the records required for the individual dwellings.

Are design changes included?

The quotation should state the revision allowance. Explain changes before relying on the initial price for further work.

Should I book a Domestic EPC for a new dwelling?

Send the construction brief and required output first. A standard existing-home visit may not meet the project’s assessment requirements.
