Can I request a deadline-sensitive visit?
Yes. Give the required date and access details. The team must confirm availability and expected report timing; a preferred date is not a reservation.
What does the starting price include?
The pricing page identifies the listed standard domestic quantities. Non-standard premises, larger quantities and project outputs can need a quotation.
Can I combine EPC, electrical and gas checks?
The package form combines eligible Domestic EPC, EICR and Gas Safety requests. Each service retains its own scope and may need separate professionals or visits.
Will a payment confirm the appointment?
Payment and appointment confirmation are separate. The work, access and professional availability must still be agreed.
Are repairs included in a certificate visit?
Only if the accepted instruction expressly includes them. Assessment, inspection, repairs and installation are different work and should be priced accordingly.
Do you accept property enquiries outside London?
The enquiry routes are not limited to London. Give the complete postcode so the team can review the actual coverage, service and professional needed.
Domestic EPC
What is the starting price?
£65 covers the listed standard 1–3 bedroom band; 4–5 bedrooms are £75 and 6–7 are £95. An 8+ bedroom or non-standard home needs a quotation.
Can I ask for a new EPC after improvements?
Yes. Explain the completed work and provide the evidence you hold. The assessment still follows the actual dwelling and method, so a higher band is not guaranteed.
Commercial EPC
Why do you ask for floor area?
Area helps describe the work, but building use, systems, access and available evidence also matter. A domestic bedroom price is not a commercial quotation.
Can one instruction cover several units?
Describe each unit and the required boundary. The assessor must confirm the appropriate assessments and outputs rather than assume one record covers all occupation.
EICR
What is included in the starting price?
The listed one-board price is £99 and the two-board price is £149. The allowance is ten circuits, with £10 per additional circuit. Three or more boards or non-standard installations need quotation.
Will an inspection always produce a satisfactory report?
No. The condition and test results determine the outcome. Payment is for the agreed inspection, not a promised satisfactory result.
Gas Safety
What determines the listed price?
The current standard price is £69 for one meter or £99 for two, with three appliances included and £20 for each extra appliance. Three or more meters or non-standard work needs quotation.
Is CP12 another name for the record?
CP12 is a commonly used name for a landlord gas safety record. The document still needs to identify the correct property, engineer, appliances and findings.
Retrofit Assessment
Is this just another EPC visit?
No. A retrofit brief considers wider dwelling and project information than a standard energy certificate instruction.
Does the assessment include coordination?
Not automatically. Identify the coordinator and required records so the quote can state the assessment role clearly.
EPC Improvement Plan
Will the plan guarantee an EPC C or another band?
No. A target can be considered in the brief, but the final assessment and installed property determine a later result.
Is a new EPC included?
Only if the quotation says so. An improvement review and a new lodged certificate are separate outputs.
SAP Assessment
Does SAP mean the same thing as an EPC?
SAP is the calculation method; the accepted brief may include reports and an EPC at the appropriate stage. Confirm the listed deliverables.
Can you assess several plots?
Provide the plot schedule, designs, variations and stages. The team needs to scope the records required for the individual dwellings.
