Gas checks for a better-prepared rental.
Request a domestic gas safety check and record for the relevant appliances at your property. Share the appliance and meter details at the start so the team can arrange the appropriate Gas Safe registered professional.

Check the important details first
What changes the price?
£69 for one meter or £99 for two, including up to three appliances. Extra appliances are £20 each. Three or more meters need a quotation.
Is a boiler service the same as a landlord gas check?
No. A service maintains an appliance; the landlord check and record address the relevant gas safety duties. Confirm the appliances included and ask separately if maintenance is also needed.
Working to a deadline?
If the report is needed for a sale or tenancy deadline, explain that date at the start. The visit, evidence review and certificate or report timing need confirmation.
Official guidance: check the relevant requirements. Reviewed 8 November 2026.
More than a boiler appointment.
A property may have a gas boiler, cooker, hob or fire. List the relevant appliances when requesting the check and explain what belongs to the landlord. A gas safety inspection and a boiler service are different services; ask separately if you need both.
The right professional for the appliance.
Gas work must be undertaken by someone appropriately registered and qualified for the work involved. Check the engineer’s Gas Safe identification and relevant categories. Tell the team about unusual appliances or installations before the visit is arranged.
Getting the property ready.
Arrange access to the relevant appliances, meter and other areas needed for the check. Share the previous record where available and mention changes or known issues. Let occupiers know about the visit and confirm who will provide access.
Read and keep the record.
The gas safety record identifies the appliances checked and records the findings. Read it when received and follow the professional’s advice about any issue found. A record does not replace maintenance, repairs or a separately requested appliance service.
What is the starting price?
The standard domestic check starts at £69 for one meter or £99 for two, including up to three appliances. Additional appliances are £20 each. Three or more meters and non-standard arrangements need a quotation; use the actual quantities on the request form.
Need other checks at the same property?
You can request eligible Domestic EPC, EICR and Gas Safety combinations through the package form. Each has a different purpose and may require a separate professional or visit. Confirm access and appointment arrangements for each part of the booking.
Before your visit.

- Appliance, meter and relevant flue access arrangements.
- Any communal plant, LPG or non-domestic equipment.
What you receive.
The gas safety record for the agreed domestic appliance and installation checks, including relevant findings.
What is separate?
Boiler servicing, repairs, parts, commercial work and communal plant are separate unless specifically agreed.
About Gas Safety.
Guidance reviewed 7 November 2026. Read the official guidance.
What determines the listed price?
The current standard price is £69 for one meter or £99 for two, with three appliances included and £20 for each extra appliance. Three or more meters or non-standard work needs quotation.
Is CP12 another name for the record?
CP12 is a commonly used name for a landlord gas safety record. The document still needs to identify the correct property, engineer, appliances and findings.
What if the flat is all electric?
Establish whether relevant gas equipment serves the dwelling or only communal plant. Do not select a domestic gas visit simply because the building has a gas supply somewhere.
Is an urgent deadline automatically accepted?
No. State the date the record is needed and the access available. Appointment and output timing must be confirmed for the instruction.
