EPC Fast practical guide · Reviewed 7 November 2026
Check the starting record
Identify the current EPC and correct dwelling. Explain later changes before a review uses the certificate as a starting point. An old layout or unrecorded upgrade can affect what the reviewer needs to establish.
Name the decision
Are you prioritising a budget, comparing measures or investigating a target band? State that question in the brief. The quote should identify which options will be considered and the limits of the advice.
Separate an estimate from delivery
A modelled result depends on inputs and method. It does not confirm actual bills, permission to alter the building, installation suitability or a future certificate band. Ask how missing information and uncertainty are described.
Define the next instruction
Use the review to decide what additional assessment, design or specialist advice is needed. Installation, coordination and a new EPC are not automatically included. Keep each output and responsibility identifiable in the accepted quotation.
Before the next instruction
- The current EPC and correct dwelling details.
- Completed improvements since that certificate.
- Your intended outcome, priorities and budget context.
- Known constraints and the options you want compared.
This guide helps prepare the enquiry. The actual property, assessment and applicable requirements still need consideration.
